What each roof repair costs
Typical Irish prices for roof repairs, in honest ranges. The roofer prices your job after seeing the roof.
| Job | Typical cost | What moves the price |
|---|---|---|
| A few slipped or broken slates or tiles | €350 to €1,100 | How many, matching them, ladder or a lift |
| A number of damaged slates | €700 to €1,500 | How much of the roof, and the felt under it |
| Finding and fixing a leak | €300 to €900 | How hard it is to trace; what's found |
| Chimney flashing | €650 to €2,500 | New lead, repointing, a back gutter |
| A valley | €900 to €3,000 | Lead or a liner, the length of it |
| Storm damage repair | €600 to €3,000+ | How much came off; ridge and verges |
| Flat roof repair | €250 to €900 | A split, a blister, a lifted edge |
| A bigger repair: a slope, timbers | €1,100 to €6,500+ | Scaffolding, felt, battens |
| Scaffolding, two-storey house | €1,200 to €2,500 | Chimneys and high roofs often need it |
| A new roof, house | €9,000 to €24,000 | Size, slate or tile, scaffolding, the chimney |
Roofing work on a house is charged at 13.5% VAT: ask whether a price includes it. Keep every receipt for your insurer.
What's included
- A look along the ridge, verges, valleys and chimney, not just the slates on the lawn
- Photos from the roof for you and your insurer
- The repair, or a temporary one if the weather or the materials stop the full job
- A written price for anything more
What pushes it up or down
- Height and access: scaffolding or a cherry picker for chimneys and high roofs
- Natural slate: matching old slate costs more than a concrete tile
- What's under it: torn felt or rotten battens add to the job
- Lead work at the chimney or the valleys
- How much came off in the wind
Why is the price so wide?
Because two jobs with the same name can be very different. Three slates off a bungalow, reached from a roof ladder, is an hour's work. Three slates off the top of a three-storey terrace with a chimney beside them can need scaffolding, which is €1,200 to €2,500 on its own for a two-storey house.
The other big unknown is what's under the slates. If the felt is torn or the battens are rotten, the roofer has to fix those too, and they only find out once the slates are off. A good roofer tells you before going ahead, with photos.
Does an emergency repair cost more?
Often it's two jobs. If water is coming in, the first visit stops it: refix what's off, or cover it. The permanent repair follows in dry weather and is priced on its own. Keep both receipts: insurers usually pay for the temporary repair as part of a storm claim. See emergency tarping.
Will insurance pay for it?
Sudden storm damage usually is covered; wear and tear isn't. Your excess, generally €100 to €300, comes off any claim, so for a slate or two it may not be worth claiming. Get the roofer's price first, then decide. The insurance claim guide has the steps.
When is it time to stop repairing?
When the repairs keep coming: slates slipping all over the roof (the nails have gone), felt perished across the whole slope, or a sagging ridge. Patching then buys time. A new roof on a house is €9,000 to €24,000, so a few hundred euro of repairs a year can still make sense for a while. Ask the roofer to show you photos of what they found. roofreplacement.ie goes through repair or replace in full.
Water coming in? Do this first
- Stay safe. Don't go on the roof or up a ladder in wind or rain. Keep clear of anything hanging loose.
- Catch the water. Buckets under drips, move what you can, and switch off lights or sockets near the wet.
- Take photos and video of the damage inside and out, close up and wide, once it's safe.
- Get a roofer out for a temporary repair, and keep every receipt. Insurers usually pay for temporary repairs.
- Tell your insurer as soon as you can.

Questions people ask
Can you give me an exact price over the phone?
Not honestly. The roofer needs to see the roof, or at least good photos of it, because access and what's under the slates move the price most. The price is free and nothing is agreed until you accept.
Should I get more than one quote?
You can. We pass your request to one roofer, and you're free to compare. Compare like with like: the same repair, the same materials, scaffolding in or out, VAT in or out.
Why is a cheap repair sometimes dearer in the end?
Sealant or tape on flashing fails within a few years, and a slate pushed back without a new fixing slips again. Ask what the repair is, not only what it costs.
Do I pay before the work is done?
For a small repair, normally you pay when it's done. For bigger jobs a deposit for materials is common. Get the price and what it covers in writing first.
Is the price the same in Cavan as in north Dublin?
Close to it. The ranges here cover all five areas we serve. Access, height and the roof itself move the price far more than the town.
